HAPPY 2016!  IF YOUR PLANS FOR THE NEW YEAR  INCLUDE THOUGHTS OF A MOVE, THE NEED FOR MARKET ADVICE OR ANY OTHER REAL ESTATE INFORMATION ALONG THE WAY, I AM HAPPY TO HELP. HERE IS A SNAPSHOT OF OUR  2015 MARKET ALONG WITH A SAMPLING OF MY SALES.  

 

Just prior to the Federal Reserve’s long anticipated interest rate increase in mid-December, Bronxville saw a noticeable uptick in offers and contracts at almost all price points. By year end, median prices were up across most markets in the village and surrounding PO areas. Bronxville’s close proximity to NYC, excellent schools and charming yet diverse housing stock have continued to attract buyers from around the world, and in particular, from NYC.

BRONXVILLE VILLAGE SINGLE FAMILY (SF) HOMES- We saw the median price increase about 12 percent this year: from $2,190,000 in 2014 to $2,455,000 in 2015. This rise was due,in part, to the fact that the homes sold were about 500 square feet larger, on average, than those sold the year before. Predictably, with the significant median price increase, demand eased and the number of sales decreased from 58 to 45 sales this past year.  We had 60 SF sales in 2013. On a positive note, our high end inventory saw more movement than the year before with 9 sales closing  over $3 million, three of them over $5 million.


BRONXVILLE VILLAGE TOWNHOUSES- This market continues to see strong demand. While median price decreased from $1,147,000 in 2014 to $999,000 in 2015, the average price per square foot  rose from $627 to $685 in 2015. We saw 17 sales of  townhouses compared to 22 sales last year but we enter 2016 with four townhouses under contract and only one left from our 2015 inventory.


BRONXVILLE PO SF HOMES (YONKERS SCHOOLS)-With a total of 57 SF sales and 6 under contract (we had 64 sales in 2014), the median price paid increased slightly from $802,000 in 2014 to $804,000 in 2015. 14 of those sales exceeded $1million compared to 16 sales over $1million in 2014.


BRONXVILLE PO SF HOMES (TUCKAHOE SCHOOLS)- This market saw a big  median price increase from $680,000 in 2014 to $825,000 in 2015 primarily due to the fact that we had a larger number of "estate area" sales than in 2014. In 2015, there were 8 sales of homes over $1million vs only 5 in 2014.


MOUNT VERNON SF HOMES (PENNINGTON SCHOOL DISTRICT) - With 41 sales in 2015 as compared to 47 in 2014, we saw the median price paid decrease slightly but with 6 homes under contract, this market continues to see brisk activity.


BRONXVILLE VILLAGE COOPS/CONDOS- Coop sales volume decreased slightly from 46 sales in 2014 to 44 in 2015 but we enter 2016 with 8 coops under contract and very little inventory. Price paid per square foot is on the rise with the average increasing 11 percent from $395 to $441 psf. The median price paid also jumped up from $400,000 to $542,350. With few condos in Bronxville, market data on condos here is not particularly instructive.


BRONXVILLE YONKERS COOPS/CONDOS- Coop sales volume increased about 18 percent in 2015 (182 in 2015 vs 154 sales in 2014). While median price decreased slightly to $166,000, the average price paid per square foot paid for coops remained at $182 psf.

 

2016 PROMISES TO  BE AN INTERESTING YEAR FOR BRONXVILLE AND THE SURROUNDING AREAS.   OUR HOPE AS REALTORS IS FOR A LESS PUNISHING WINTER SO THAT OUR "SPRING" MARKET IS NOT HINDERED BY WEATHER AS IT WAS LAST YEAR. AND EVEN WITH WITH INTEREST RATES ON THE RISE, THEY ARE STILL HISTORICALLY LOW. THIS MAY HAVE THE EFFECT OF LURING  SOME BUYERS OFF THE FENCE AND INTO ACTION IN THE COMING MONTHS. ANY QUESTIONS, PLEASE GIVE ME A CALL!

Visit SoulCyle on Kraft Avenue, Pure Barre on Cedar Street, or even take a nice evening stroll down the quaint tree lined Village streets. Sure, you might end up getting ice cream at Haagen-Dazs but that's ok, it feeds the soul!

In September on the 13th, 20th and 27th, be sure to hit the Bronx River Parkway for Bicycle Sundays between 10 a.m & 2p.m.

The Bronxville Pops Concert Band will be holding its third free outdoor concert of the summer at 8:00 pm on the lawn in front of The Bronxville School. The final concert will be on Wednesday, July 29.

 

The Bronxville Summer Concert Series continues at Park Place on Thursday, July 23rd featuring Plan B! The concert beings at 6:30pm and will end at 8:30pm. Plenty of food, friends, and family fun!
